Indoor Air Quality Testing
Indoor air quality testing evaluates the air inside a property, not just visible mold, covering particulates, ventilation, temperature, and relative humidity alongside mold-specific air sampling. Florida Mold Experts is an independent inspection and testing resource; it does not perform mold remediation, removal, or restoration.
What Indoor Air Quality Testing Evaluates
Indoor air quality (IAQ) testing looks at the overall condition of the air inside a property: particulates, volatile organic compounds (VOCs), ventilation effectiveness, temperature, and relative humidity, in addition to mold-specific air sampling. It is broader than a mold inspection alone, because indoor air quality can be affected by conditions that have nothing to do with fungal growth, such as poor ventilation, high humidity, or HVAC contamination that has not yet produced visible mold. In South Florida's climate, mold and air quality concerns overlap often enough that the two are frequently evaluated together, but they are not the same evaluation. When Indoor Air Quality Testing May Be Appropriate
After a Known Water Event
Following a leak, storm intrusion, or plumbing failure, when there is reason to check whether elevated humidity or early fungal activity has affected indoor air, even before mold is visible.
Unexplained Odors or Occupant Symptoms
A musty odor or occupant-reported respiratory irritation with no obvious visible cause can warrant an objective, sample-based look at indoor air rather than relying on visual inspection alone.
Before or After Mold Remediation
A baseline IAQ assessment before remediation work begins, or an independent Post-Remediation Verification (PRV) air sample after it concludes, to confirm conditions before and after third-party remediation work, without Florida Mold Experts performing that remediation itself.
Real Estate Transactions
Buyers, sellers, and property managers sometimes request an independent IAQ assessment as part of due diligence, particularly for older buildings, units with a history of leaks, or properties that have been vacant.
Mold-Related Indoor Air Quality Concerns
Mold spores are a normal, ever-present component of both outdoor and indoor air. The concern is not whether spores are present at all, but whether indoor spore concentrations and species composition are meaningfully elevated compared to the outdoor environment, which can indicate an active indoor source. HVAC systems can also physically distribute spores from a contaminated component throughout a property's air, which is why an air-quality concern can sometimes point back to a single mechanical source rather than a building-wide problem.
Air Sampling
Air sampling draws a measured volume of indoor air through a collection device (such as a spore trap cassette) using a calibrated air pump, capturing airborne particles for laboratory analysis. An outdoor control sample, the same air, collected just outside the building, is taken alongside every indoor sample. Indoor results are interpreted relative to that outdoor baseline, not as a standalone number, because ambient outdoor spore levels vary by season, weather, and location, and raw indoor counts without a control are not meaningful on their own.

Temperature and Relative Humidity
Temperature and relative humidity (RH) readings are taken throughout an IAQ inspection because they establish whether conditions are supportive of fungal growth, independent of whether growth is currently visible. Sustained indoor RH above roughly 60% is broadly considered conducive to mold growth given enough time and an organic surface to grow on. In South Florida, RH can climb quickly in poorly ventilated rooms, oversized or improperly balanced HVAC zones, and spaces with limited airflow, even when the AC system is technically running.
HVAC Considerations
Because South Florida air conditioning systems run nearly continuously for most of the year, HVAC components are a common factor in indoor air quality: condensate drain pans, coil surfaces, and flexible ductwork can stay consistently damp in a way that is less common in drier climates. An oversized or improperly balanced system can also create negative pressure zones that pull unconditioned, moisture-laden air into the building through wall assemblies and duct leaks. An IAQ evaluation typically includes a visual and borescope check of accessible air handler, coil, drain pan, and ductwork components as part of identifying whether the HVAC system itself is contributing to an air quality concern. Moisture Conditions
Elevated indoor air quality concerns are almost always tied to an underlying moisture condition, since fungal growth requires sustained moisture to establish and spread. Moisture meter readings and, where warranted, thermal imaging are used alongside air sampling to identify whether a moisture source is actively present behind walls, under flooring, or within building assemblies, rather than relying on air results alone to explain what is happening structurally. Fungal growth can become visible within roughly 24 to 72 hours of a water event in South Florida's warm, humid ambient conditions, which is why moisture findings and air quality findings are read together, not separately.
Inspection Limitations
An indoor air quality inspection reflects conditions only at the specific time of testing and only within the areas and air actually sampled. It cannot detect contamination fully sealed behind inaccessible wall, ceiling, or subfloor cavities without invasive access, and a short-duration air sample can miss an intermittent source that is not actively releasing spores at that moment. Weather, HVAC cycling, and recent activity in the space can all affect a single point-in-time reading. For these reasons, air sampling results are interpreted alongside the visual inspection, moisture readings, and outdoor control sample collected the same day, not as a standalone verdict.
Laboratory Analysis, Where Applicable
When air or surface samples are collected, they are sent to an accredited third-party laboratory for analysis, never analyzed in-house. The lab identifies spore types and concentrations and returns a report comparing indoor results to the outdoor control sample. Florida Mold Experts does not publish actual laboratory reports; specific findings from a real inspection are discussed with the client directly, and any laboratory documentation referenced in a case study is described in the article rather than published as a raw document.

How IAQ Evaluation Differs From Mold Remediation
Indoor air quality evaluation and mold remediation are two distinct, legally separated activities. Florida Mold Experts and Home Enviro perform independent inspection, testing, and evaluation only, never mold remediation, removal, restoration, reconstruction, or cleanup. Florida Statute 468.8411 prohibits a licensed mold assessor from also performing remediation on a property they inspected, specifically to prevent a conflict of interest between diagnosing a problem and profiting from fixing it. If an IAQ evaluation identifies conditions warranting remediation, that work is performed by a separate, independent remediation contractor, and Florida Mold Experts can be engaged afterward to perform independent Post-Remediation Verification (PRV) testing to confirm the remediation actually met clearance standards.
