Understand the Difference

Mold Removal vs. Mold Assessment: Why We Only Do One

This is the single most important thing to understand before hiring anyone for a mold problem in Florida.

Most homeowners assume "mold inspection" and "mold removal" are two steps performed by the same company — and in most of the country, they often are. Florida is different. Under Florida Statute Chapter 468, Part XVI (the Mold-Related Services Act, beginning at §468.8411), mold assessment and mold remediation are legally distinct, separately licensed professions, and §468.8419 makes it a statutory violation for the same company to perform both services on the same property. A licensed mold assessor who inspects your home cannot then remediate it, and a licensed remediator who cleans up mold cannot have performed the assessment that identified the problem in the first place.

The reason for the firewall is straightforward: it removes the financial incentive to exaggerate a problem. If the company writing your inspection report also quotes the remediation job, that report has a built-in conflict of interest — the worse the findings, the bigger the invoice. Florida law closes that loophole by requiring an independent third party for one half of the transaction.

Mold assessment (what Home Enviro performs, exclusively) means physical sampling — air samples, surface swabs, and tape lifts — combined with thermal imaging, moisture mapping, and a building history review, all used to formulate an evidence-based finding about where mold is growing, what species are present, and how extensive the contamination is. The output is a written report with laboratory-confirmed results, not a verbal opinion or a remediation quote scribbled on a business card.

Mold remediation is the physical cleanup: containment, HEPA filtration, removal of contaminated materials, and sanitizing affected surfaces. It's a construction-adjacent trade, licensed separately, and it's a service Home Enviro does not offer and never will — not because we're not equipped to, but because performing both would violate the same law that protects our clients from a conflicted seller.

In practice, this means our assessment report is something you can hand to any licensed remediation contractor and get competitive, apples-to-apples bids — because the scope of work was defined by a party with nothing to gain from inflating it. It's also why, after remediation is complete, an independent post-remediation verification (PRV) inspection matters: it confirms the same third-party standard was met on the way out as on the way in, using a different set of eyes than whoever did the cleanup.

Humidity Control: The Real Battle in South Florida Homes

Why the standard "keep it dry" advice is harder to execute here than almost anywhere else in the country.

Most mold-prevention advice boils down to one number: keep indoor relative humidity between 30% and 60%. In much of the country, that's a matter of running the AC or a dehumidifier occasionally. In Broward, Palm Beach, and Miami-Dade Counties, outdoor dew points regularly sit in the low-to-mid 70s (°F) from late spring through fall — meaning the air itself is saturated with moisture long before it ever reaches your walls, attic, or ductwork. Here, humidity control isn't seasonal maintenance; it's a year-round mechanical and structural job.

Air conditioning is South Florida's default dehumidification system, but it's frequently the wrong size for the job. A system sized purely for temperature (rather than for both temperature and latent moisture removal) will cool a room to 74°F quickly and then shut off — before it has run long enough to pull meaningful moisture out of the air. The result is a home that feels cool but still reads 65–70% relative humidity, which is well within the range where mold colonization on drywall paper, wood trim, and HVAC insulation can begin within 24 to 48 hours of a moisture event.

Concrete block stucco (CBS) construction, the dominant building type across South Florida, adds another layer to the problem. CBS walls are vapor-permeable and can wick moisture from wind-driven rain, irrigation overspray, or grade-level water intrusion into wall cavities, where it has nowhere to evaporate quickly. Homes on canal-front lots face a further complication: elevated water tables and tidal influence can keep soil moisture chronically high around slab edges and lower wall sections, feeding humidity into the structure from below even when there's no obvious leak.

Hurricane season compounds all of this. Wind-driven rain can force water past roof flashing, window seals, and stucco cracks that hold up fine in ordinary weather, and post-storm power outages that shut down air conditioning for days give any moisture that got in a head start on mold growth before anyone's even back in the house to notice.

Practical humidity control in this climate means more than a thermostat setting. It means a correctly sized and maintained AC system (not just a cold one), attention to attic and duct insulation so cold surfaces aren't inviting condensation, prompt drying after any water intrusion rather than "let it air out," and periodic moisture mapping in areas prone to wicking — especially lower walls, closets against exterior walls, and rooms near roof penetrations. A hygrometer that actually gets checked is one of the cheapest tools a South Florida homeowner can own.
