Thermal Imaging Scan

Moisture Meter Confirmation
A Protimeter moisture meter takes direct pin or pinless readings on suspect materials identified by the thermal scan, confirming whether moisture is actually present or the differential had another cause.
Air and Surface Sampling
Where indicated, a Zefon bio-pump collects air samples (compared against an outdoor control), or a swab/tape sample is taken directly from suspect growth.
Independent Lab Analysis
Samples go to an accredited third-party laboratory, not an in-house lab — keeping species identification and spore counts free of any incentive to inflate or downplay results.
Report Delivery

Why Each Tool Exists
Every instrument on an inspection has a specific job. None of them work as a standalone "mold detector" — they build a case together.
Thermal Imaging Camera
Detects surface temperature differences that can indicate moisture evaporation or trapped dampness behind finished surfaces, without any demolition. It cannot see mold directly — only the thermal signatures that often accompany it.
Moisture Meter
Provides a quantitative reading on drywall, wood, and other materials, distinguishing between normal ambient moisture and levels that support active fungal growth.
Air Sampling Pump
Draws a measured volume of air through a spore trap cassette, capturing airborne particulates for laboratory identification and counting against an outdoor control sample.
Assessment and Remediation Stay Separate
Florida Statute 468.8411 prohibits a mold assessor from performing remediation on the same property. This process is built around that separation: the inspection produces an independent, third-party-verified finding, with no incentive to recommend unnecessary remediation work.
